About Team Riley Adjusting
At Team Riley Adjusting, we serve as independent property insurance appraisers representing policyholders across Texas. When there is a dispute over the amount of loss on a property claim, we step in to ensure the damage is properly assessed and the value of the claim is fairly established.
If your insurance carrier is unwilling to agree on the amount that is warranted under your policy, Team Riley can formally invoke the appraisal process on your behalf. The appraisal clause is a powerful contractual right available in most Texas property policies, designed to resolve disputes over value without prolonged litigation.
Our team brings years of firsthand experience working with insurance companies as adjusters. Because we understand how carriers evaluate claims, estimate damage, and position settlements, we are uniquely equipped to navigate the appraisal process strategically and professionally. This experience allows us to negotiate effectively with the opposing appraiser and work toward a more accurate and justified claim outcome.
What Team Riley Does
-
We conduct a detailed, methodical inspection of your property, documenting all observable damage. This includes roofing systems, exterior elevations, interior finishes, structural components, and all related building elements. Our findings are supported by thorough documentation and professional evaluation.
-
We prepare a comprehensive repair or replacement scope using industry-standard estimating software such as Xactimate, supported by local Texas pricing data and proper construction methodology. Every line item is developed to reflect real-world repair requirements.
-
We calculate the Replacement Cost Value (RCV) and Actual Cash Value (ACV) of the damages, including overhead and profit (O&P) when warranted. Our goal is to establish the full and accurate amount of loss based on measurable damage and current market conditions.
-
Under the Texas appraisal process, each party selects a competent and independent appraiser. Once appointed, the two appraisers engage directly with one another to review the respective estimates, evaluate the scope of damages, reconcile any differences in pricing or methodology, and work toward reaching an agreement on the amount of loss. Our approach is professional, evidence-based, and focused on resolution.
-
If specific items remain in dispute, those differences may be submitted to a mutually selected umpire. Any two of the three participants — either both appraisers or one appraiser and the umpire — can sign a binding appraisal award. This structured process brings finality and clarity to valuation disputes.
Your Guide When Accuracy Matters Most
At Team Riley Adjusting, we do not determine coverage — we determine value. Our responsibility is to ensure the amount of loss reflects the true cost to repair or replace the damaged property in accordance with Texas standards and policy provisions.
When accuracy matters and fair valuation is at stake, Team Riley stands ready to advocate for a proper appraisal outcome.
